Selling a home is a team effort between the homeowner and REALTOR®. To get the most out of the home selling process, take these items into consideration:

1. Hire a REALTOR®.

If you want a job done right, you hire a professional- Real Estate is no different. Selling or buying a home is the largest transaction most people will ever make, so you want an expert to handle this for you…a REALTOR®.

They will represent you and sell your home at the highest price and best terms possible. They will market your property to buyers and other agents to educate them on your home and its many features. They will help find comparable sales in the neighborhood to help guide you with a listing price and give suggestions of what needs to be done to your home before putting it on the market.

And once that offer comes in, they will help negotiate the offer and get you to closing, which can be a very arduous process.

2. Know what your goals are.

Once you hire a REALTOR®, you need to have an open dialogue with them about what your plan is…Where are you going? Why are you selling? What are your goals?

You need to know the answers to these questions BEFORE you put your house on the market. It will help determine the path you and your REALTOR® will take towards getting your home sold.

3. Know what you owe on your house.

This will not dictate how much you list your home for but it will help you decide whether now is the time to sell or not. Just because you owe a certain amount doesn’t mean your house is worth that much.

Your REALTOR can walk you through different options according to your situation. Remember to include not only your mortgage amount but also other liens you may have, like a second mortgage or a home equity line.

3. Know what you owe on your house.

Do not roll unrelated house debts into this number, like credit card, car payoffs, etc… They are unrelated to the sale of your home. If you happen to make enough to pay them off, that is great, but do not have the mindset that your listing price should pay-off all your debts, this is sometimes unrealistic.

4. Set money aside for home improvements.

Your REALTOR® will let you know what buyers are looking for and what improvements will help sell your home for the most amount of money in the least amount of time. Isn’t that everyone’s goal?

Make sure your agent is knowledgeable about what will get the most return on your money and what will attract the buyers. Warning! I will guarantee you that your house will look the best it ever has but don’t fight it and resist doing the upgrades for someone else to enjoy, move forward, and don’t look back. You want your house to look the best it ever has before any buyer walks through.

An important thing to remember when thinking of doing a home renovation or remodeling is to contact a REALTOR® before you start the work. A REALTOR® will help you decide which improvements will add value to your home so that you have a better chance of recouping your costs when it’s time to sell.

5. Speak to a mortgage lender.

If part of your plan is to get a loan for another home, you will need to speak to a mortgage lender to see how much you qualify for. Be realistic about how much house you can afford moving forward. Just because you “need to” get a certain amount of money out of the sale of your house doesn’t mean you’re going to. This may mean you may not be able to afford “the house of your dreams” but better to know now than after it’s too late!
