1. Know what you can afford before you start looking.

The most important thing to do before beginning your new home search is to speak to a mortgage lender and get pre-approved. As a buyer, you need to know exactly what you can afford before you even start looking.

I’ve seen many people become heartbroken when they find out they cannot afford a home that they have fallen in love with. Also, if you think you might not be able to afford a home now, a mortgage lender can guide you with ideas on how to improve your credit score, improve your debt to income ratio, and create a checklist of steps to take to set you on the right path to homeownership.

2. Find a Real Estate agent to work with.

Now that you know what your price range is, it is time to start looking. But before you begin, you will need to find a Real Estate agent to work with and represent you during the home buying process.

As a buyer, it is your decision as to which agent you enter into this agreement with. They will be by your side until the end, so make sure you choose someone you enjoy working with. They will be your “coach” during the home buying process.

They owe all fiduciary duties of the agency to you.
